Custom Services Agreement

IPMANAGE meets with the property owner to customize an agreement to meet the needs of that property.  The services for a newly managed property include the Leasing Services and Tenant Management services listed above for the duration of a one year lease.  This includes the property inspection, condition report, rental survey, application process, and tenant screening.  On-going, IPMANAGE will inspect the property quarterly for damage, send monthly rent reminders and coordinate all communications from the tenant.  The fee for the agreement is not paid until the property is rented.
Lease Renewal

IPMANAGE will meet with a tenant that wants to extend their lease agreement for an additional year.  The fee for this service is one half of the first months rent at the beginning of the new lease term.  This will extend the IPMANAGE service agreement for another year as well.  The property inspection will occur on its normal schedule.  Optional services are available and can be defined by the property owner at agreement initiation or at any time during the agreement.
Optional Services

IPMANAGE offers a wide range of optional services to ensure your experience is hassle-free. Rent collection and record keeping takes the monthly hassle out of tenant management.  We also coordinate repairs, maintenance, and property turnover for new tenants. All repair services that are coordinated by IPMANAGE require a 10% upcharge added to all invoices to cover labor charges.  Multiple quotes are obtained for higher cost repairs to give you peace of mind that you are getting the maximum value.  IPMANAGE also builds relationships with licensed contractors and negotiates rates to off-set the price of the facilitation.
