Application Process

IPMANAGE meets with perspective tenants and facilitates the completion of a Rental Application.  After review of all applications, a preferred perspective tenant is forwarded to the property owner.  At that point, the owner chooses the screening option required and the process is performed to rule out undesirable applicants.  If unacceptable, a second applicant is chosen and the process is repeated until a suitable applicant is found.  This process reduces risk for the owner.
Screening Process

IPMANAGE offers two options to property owners to the reduce risk of a problem tenant.  Undesirable applicants are filtered in an attempt to choose perspective tenants that will respect the property enough to care for it and respect the owner enough to pay their rent on time.  The Basic Tenant Screening delivers the minimum due diligence to give peace of mind.  The Premium Tenant Screening provides an exceptional level of diligence to avoid all doubt that the applicant has a strong rental history.
FICO Score

Credit Bureau scores are often called "FICO scores" because most credit bureau scores used in the United States are produced from software developed by Fair, Isaac and Company. FICO scores are provided to lenders by the three major credit reporting agencies; Equifax, Experian, and TransUnion and are a good indicator of past payment history.
The Right Tenant

The single most important rule of thumb to follow to increase your cash flow with a rental property is to select the right tenant. If you settle for a tenant who seems OK, but has a spotty credit report or difficulty paying the rent, he could potentially cost you hundreds, if not thousands of dollars per month. If he doesn't pay the rent, not only will your rental income dry up, but also you could be looking at costly court fees to remove the tenant in an eviction proceeding, which can effectively eliminate any expected profits.

Identity theft happens when someone steals personal information such as social security number of credit card and uses it without permission.  This is becoming more common and without proper due diligence, can be used to deceive property owners.
Address verification ensures that the applicant has been truthful about his/her rental history. Judgements and evictions can show evidence of legal problems with past landlords. A solid employment history is another indicator that the tenant is a good risk.
